Project Synopsis
Overview
Real-estate anywhere in the world is still built without a systemic/holistic approach, creating a chaos of intermediaries that try to make money first, which makes everything inefficient and expensive. Also, it is almost impossible, between costs and regulations, for any new technology or science to reach our buildings.
Real-Estate Development touches almost every aspect of our lives (economy, ecology, science, community, future and more…). We need to rethink how to build a better system which focuses on efficiency, affordability and sustainability. However, there is no organization out there today that has the interest or the power to change the current system.
For the same reasons we brought cars into manufacture, we must bring the real-estate into an automated manufacturing process, so that we can regroup resources and time. Every other worldwide industry understood that building a better system was necessary, but not the real-estate industry.
We can argue that it’s happening already. The one big difference between these other industries and real estate is that real estate is a local problem (regulations, permits, climate and cultural architecture), so the manufacturing has to be local.
The factory
Glogreen Global has created a holistic system and economy based on the rhizome strategy. Their manufacture is a tool licensed to developers around the world to build the future of real-estate. Those factories will act as antennas to receive and emit data and knowledge between them, being able to build sustainable constructions drastically cheaper and faster. Thanks to that time and cost saving, the developers would be able to add Earth, Humans and the Global Economy as criteria to follow when creating the building.
The factory is a design-build business. The factories will have every license and certification necessary to design, calculate, entitle and build in their territory . The factory is The Architect, Engineer and the Contractor but also the certifier lab and the school.
So, the role of a factory is to be able to test, certify and implement any material or technology that answers to our 3 criteria above, directly into the construction. In addition, every Factory is equipped with a research and testing center, and a school as well as local knowledge on how to legally certify the chosen technologies.
In the beginning, the factories will start with 3 basic materials that allow them to build any type of real-estate (residential, commercial and industrial). The steel of recycled shipping containers make up the framing (skeleton); the Ultra-High Performance Cellulose Concrete (UHPCC), the insulation and interior partitions; and lastly the Ultra-High Performance Nano Concrete (UHPNC) used for non-structural architectural design elements that wrap the building inside and out (i.e. roof, exterior finished, doors, countertops, windows, tiles, etc).
Every factory is designed to evolve with the resources and necessity of its region, with the capability to create and implement any material, technology or science necessary to perfect a sustainable project (passive energy, harvesting and recycling water, sensors, etc.).
In addition, if the R&D is too expensive or legally too constricting for one factory to complete a project, the RhIZOMA community will help finance that process. When a solution is found, every other factory around the world will be able to implement it as well.
New sources of income are created with the Glogreen Global model that we call RAAS (Real-Estate as a Service). Since every building created is 100% self-powered, the developer becomes a “gridless” power company. The energy necessary to sustain the entire building is embedded in the cost of construction. The developer can then sell that energy to the owners/tenants for a lower cost. Also, the quality of the buildings and the technology in it will allow the developer to charge a minimal monthly maintenance fee, almost like an insurance… etc.
The license agreement is the hook to oblige the developer to follow our core criteria (Earth, Humans and the Global Economy) in every one of their constructions. Because we allow them to increase their actual revenue, they must give back to the community (affordability to buy or rent, free public buildings, increase salary, etc.).
RhIZOMA, the Network
If we assume that human activity is energy, the only way for humanity to grow and evolve is to use technology and science to harvest and redeploy this energy in real time and unconsciously to all humans activity.
All Factories will have a construction territory of a 100 miles radius. We must think global and act local. If you look for a perfect balance between environment, human and economy, it doesn’t make sense to ship products from another part of the world. We already know about the ecological disasters generated from it, but the economical impacts are even worse. The jobs in the communities are disappearing: too expensive, Developing countries are kept down at all costs to make sure the labor and products stay cheap.
There is NO COMPETITION between the Factories, their goal is to be the most efficient tool in its own community and a node in a global thriving network that is efficient globally.
Glogreen Global strategy is to ensure that every city of the world has a Factory, which will be utilized to build or rebuild the cities of the future. Every building, each house will be connected with the factory, harvesting real data from the sensors embedded in it (weather, movements, quality of air and water, etc). Each Factory will be connected to each other, creating a living network exchanging data and knowledge in real time. For example, if the experience of a factory in a specific city allows the semi-AI robots to go 10% faster, all the robots of all the Factories in the world will reach the same speed overnight. The same will happen for new technologies or processes. They will be accessible and implementable real-time in every Factory of the world.
Mushrooms are designed in such a way that the mycelium (underground network) exchange information and act real-time accordingly to their needs. Like the Mushroom, every Factory is an antenna that will harvest and distribute the energy of the community and inject it back into the global network. Therefore, we called our network RhIZOMA.
The technology we chose to create our network is the Blockchain. First, because any Global Network must be decentralized. In every Factory and every building, a computer will be offered by Glogreen, installed by the factory and maintained by the Community. Those servers will “store” and “organize” every activity that happens in the global Network. Secondly, since the blockchain creates an identification to a transaction and engraves it into a ledger forever, every document, every technology, and data will be transparent and accessible to everyone in real-time. RhIZOMA is the sum of all those servers.
RhIZO – the metacurrency
The real problem of our society is that money went from being a tool for the exchange of goods and services to the quintessential goal to achieve. No values, not even Life itself, are more important than money (and the status or “power” given by it). This frenetic run for money transforms humanity into a virus. The only goal of a virus is to reproduce its DNA. It doesn’t matter if the host dies. Money has become the “glitch” that is destroying humankind and everything around.
With Glogreen Global Factories, we have created community developments. By connecting them together with the RhIZOMA network, we have created a global open-source economy. To exchange goods and services in that open-source ecosystem, we need a coin that can solve the problem and weaknesses of fiat and crypto currencies.
A currency that is decentralized and not subject to inflation or speculation because it is pegged to the real-estate projects built with the Factories and backed at 100% with Glogreen Global profits… A Metacurrency… Rhizo
